The value that may be realised from land that has potential to be developed - whether it be for residential or employment purposes or simply where a change of use may be permitted - can be very considerable indeed.
 
Occasionally, however, the 'key' to unlock that value - for access or services for example - may be in someone elses control. When this happens the parties may attempt to negotiate an equitable apportionment of the proceeds based on a crude or poorly researched assessment of their respective negotiating positions. Inappropriate planning assumptions can be made and material considerations overlooked. Resulting in incorrect values and lost opportunity.
