Case Study - Landlord & Tenant Advice - Alterations

The subject offices were let to a new tenant that wished to undertake alterations to the property. The Landlord, our client, sought Kirkby & Diamond’s advice in respect of the proposed alterations.
The tenant was asked to submit plans which would have required both Building Regulation approval and a Fire Risk Assessment.
From an initial inspection of the plans proposed, it was clear that the fire protection for the upper parts of the buildings would be seriously prejudiced by the proposed works. As a result, it was arranged for Kirkby & Diamond’s fire assessment surveyor to attend to advise on how the plans could be amended to facilitate the safe exit from the multi storey building in case of fire, or to upgrade the fire alarm system within the entire building in order to meet the tenant’s need for the alterations.
The tenant settled upon a revised scheme of alteration, and used Kirkby & Diamond to undertake the fire risk assessment thereby satisfying the Landlord that the works and his investment in the building are adequately protected.
The Landlord’s investment was protected as the result of good advice on how the alterations would affect the building. The tenant was given clear concise information regarding the effect of the proposed works on the building and the necessary fire risk assessment.
