Case Study - Quantity Surveying - Design & Build
Kirkby & Diamond were commisioned to manage the construction of a large extension to the Village Hall on a Design & Build basis working to a constrained budget on a difficult site environmentally. An important element of the brief was to keep the existing hall in regular use during construction and to complete the work in phases. All users groups were to be consulted.
The K&D surveyor met regularly with the Client to establish the brief. The views of all committee members were taken but it was advised that instruction would only be taken from one person, the chairman. K&D commissioned a survey and a full site investigation report.
K& D managed the careful selection of the Architecht and M&E Engineer who were both novated to the contractor. Careful selection of tenderers was initially made by K&D followed by a full analysis of all tenders with consideration of all options and qualifications.
K&D maintained a close dialogue with the Client & Contractor, keeping the pressure on the contractor to provide information. The K&D surveyor prepared a budget estimate and set up procedures to allow for changes but worked to minimise unnecessary change through communication of the budget and timing implications. K&D were also responsible for allocating sufficient time to agree variations before the work is carried out and to get Client approval. All design and costs were signed off by the client.
The client received the building they wanted, on time. All the user groups were happy because they were consulted. Financial control was maintained at all stages.
