Case Study - Telecom Mast Site Sale

Objective

The owners of the land which the Telecom Mast occupied, instructed us to sell the freehold of the site, subject to the lease (8.5m x 8.5m) and to maximise the revenue.

Implementation

We prepared a marketing brief and particulars of the property.  The property was marketed locally, nationally and to known specialist Telecom investors on our database.

The Result

We received over 50 requests for information and particulars.  This was subsequently shortened down to 7 serious interested parties.  Offers were initially submitted of around 10 time more than the current rent.  By completion of negotiations, the highest offers were around and in excess of 12 times the rent.  The value achieved equated to around £3.025 million/acre – considerably higher than residential development land values.

The owners had released a small area of land at the extremity of the property.  The remaining property was unaffected and they had realised a significant sum of money.
