Smooth relocation for Borehamwood tenant

Overview

Kirkby Diamond’s Agency team were advising a client on a possible relocation from their existing office accommodation. Our Agents, thinking outside the box, suggested they spoke with the Building Consultancy team about their dilapidations liability. Our Building Surveyors carried out a lease end dilapidations schedule for the tenant to advise them of their liability prior to lease expiry.  The tenant was then able to fully understand their liability at the end of the lease term.

Result

With this information, and the knowledge of the Landlord previously upgrading other suites, Kirkby Diamond were able to liaise with the Landlord to agree a mutually acceptable settlement figure.  This enabled the Tenant to vacate and the Landlord to carry out works to the unit without fear of supersession questions which are often raised.  This led to a smooth transition for the tenant from one office building to another and limited the risk of unknown factors and dilapidation costs at the end of a lease.
