Implementation administration of service charge

February 01, 2006

Crawley Crossing is situated on junction 13 of the M1.  Kirkby & Diamond were instructed by W.Lamb Limited to produce a site layout drawing and measure footprint of eight industrial units and a truck stop site that share common roads and landscaping.

The site layout plan was produced for the purpose of calculating a fair and reasonable service charge apportionment matrix based on the various tenancies included on the estate with a weighting adjustment to take into account the wear and tear on the common roadways caused by the truck stop traffic.

A draft service charge budget to provide for site landscaping, estate signage, road maintenance and a long term reserve fund was produced for the client to consult with their tenants and implement a proper plan going forward for the repair and maintenance of the industrial estate.
