The ‘most eco-friendly offices’ in Milton Keynes

July 07, 2025

Kirkby Diamond has been instructed to secure new occupiers for ‘the most sustainable office building in Milton Keynes’.

RO Real Estate has appointed Kirkby Diamond to market the final two office suites at Silbury House.

The building underwent a major refurbishment in 2024, achieving top-tier sustainability ratings including EPC A, BREEAM Outstanding, NABERS 5 Star, RESET Air Quality, Fitwel 3 Stars, and WELL Performance Rating. It also earned nominations for Sustainability Initiative of the Year and Developer of the Year at prestigious property awards.

Nick Bosworth, senior surveyor at Kirkby Diamond, said: “Silbury House is a prime business location, offering fully fitted and furnished suites that require little to no upfront investment from tenants. With everything needed to start operating provided, occupation can take place immediately and capital expenditure is not required.

“It also features strong eco credentials, a high-quality business lounge, and a staffed reception. The stylish Central Milton Keynes accommodation is expected to attract strong interest in the final two available suites.”

Current occupiers include Topps Europe, Tickets.com and Scottsdale Lifetime Partners, leaving only two ground-floor suites, of 24 desks each, available in the flagship development.

Ed Davidson, asset management director at RO Real Estate, said: “With a 30-year history of investing and developing in Milton Keynes, the Silbury House project reflects our long-standing commitment to the city and our ambition to set a new benchmark for environmental performance.

“Central to our mission was prioritising sustainability at every stage, from design to operation, and creating a building that meets the needs of modern occupiers and the growing importance occupiers place on sustainability, not only as a core business value, but also as a practical way to reduce energy use and support employee wellbeing.”

The remaining suites offer 1,650 sq ft and 1,761 sq ft of Cat A+ space, offering 24 plug-and-play workstations, meeting space, kitchen and breakout area.

Facilities include a communal business lounge, city garden courtyard, secure cycle storage and showers. The property is located in one of the principal business district roads, linking the train station, shopping centre and Campbell Park, all of which are within easy walking distance.

Milton Keynes - one of the UK’s fastest growing economies with a GVA of £14bn – is:
