Care home go-ahead after land deal

A 60-bed care home is set to be developed in Milton Keynes following the completion of a land deal.

Greensleeves Care, one of the UK’s leading not-for-profit care providers, has acquired a 1.2 acre site at London Road, just off the Tickford Roundabout, at Newport Pagnell, for an undisclosed sum.

Andrew Wright, Kirkby Diamond senior partner and head of land, planning and development, acted on behalf of the landowner.

He said: “We are very pleased to have concluded this deal on behalf of our client and it means Newport Pagnell will get a fantastic new care home for elderly people which will be delivered by one of the best operators in the sector.

“Kirkby Diamond identified the potential of the site and introduced Greensleeves Care which entered into a conditional contract to purchase the site, subject to planning.  They successfully secured planning for a 60-bed care home and have now completed the purchase.”

Peter Dowling of Halo Care Property acted on behalf of the purchaser and also managed the design and successful planning process. He said: “It has been a pleasure to work with Andrew and the team at Kirkby Diamond, who have once again been an invaluable source of local knowledge and commercial expertise.”

The proposal will provide a well-designed, purpose-built space to provide high quality care and support for the residents of Tickford Abbey, as well as new residents.  A total of 60 new rooms will be created plus well-appointed day space and communal areas with an approximate gross internal floor area (GIA) of 3,156m2.

Greensleeves Care is one of the most respected care charities in the UK, providing exceptional 24-hour residential, dementia and nursing care to older people across England.

Andrew Wright added: “This is another success for Kirkby Diamond’s land, planning and development team. We specialise in providing tailored advice and representation to landowners and developers at any, and all, points throughout the entire development process.

“The department enjoys an extensive client base of landowners, developers, family trusts and public sector clients, along with an unrivalled reputation throughout Bedfordshire, Buckinghamshire and Hertfordshire for client focus and the drive to ensure timely completion of deals.”
