HQ offices change hands as Kirkby Diamond seals deal

Investors have snapped up a high-quality headquarters-style office building in Bedfordshire which is occupied by a well-known housebuilder, commercial property consultancy Kirkby Diamond announced today.
Tilia House, a 13,767 sq ft building at Fraser Road, Priory Business Park in Bedford, has been acquired by a local family property investment company.
Kirkby Diamond acted on behalf of the private owner who held the property in a pension scheme. Offers in the region of £1.8 million were invited for the property which is currently occupied by Tilia Homes.
Andrew Clarke, agency associate at Kirkby Diamond’s Bedford office, said: “My involvement with this high-quality building dates back many years, all the way to before it was constructed when the land was sold to the original owner occupier. The subsequent owner has had it as an investment and we have let it on his behalf on a couple of occasions, including to the latest tenant Tilia Homes.
“Our client decided it was time to retire and as part of that chose to sell the investment which was held as part of his pension scheme. The premises has been sold by way of a long leasehold interest for a term of 125 years from April 30, 2001. We are delighted the sale to a local family property investment company has now completed.”
The property comprises of an individually designed and built detached office/hi-tech premises situated on a self-contained site of approximately 1.04 acres/0.43 hectares. It has been subject to extensive internal alterations and upgrades by successive owners and tenants and provides a high quality working environment over two floors. It is situated alongside the A421 at the junction with the A603, around three miles from Bedford town centre.
