Kirkby Diamond Go From Strength to Strength

We are now well into 2015 and the commercial market is officially firing on all cylinders. Market confidence has finally returned with Milton Keynes proving its worth to many new businesses. This has certainly been seen at the Clarke Road Industrial Estate, Mount Farm, Milton Keynes.

The estate which comprises 28 units arranged in two horseshoe terraces with a central yard sat, some six months ago, with 7 voids following options to determine being actioned as well as an unfortunate demise of several businesses. The outlook at this point was uncertain. However, with intensive asset management and outside the box thinking coupled with a ‘can do attitude’, we capitalised on the changing market and secured 5 lettings in a matter of months.

A strong headline rent was achieved on all deals aiding in several lease renewals which were ongoing at the time. This has enabled us to push the estate ERV up by a further £0.50 sq ft.

The majority of the lettings were to businesses which had previously been located elsewhere in the UK. A new trend is emerging where many businesses formerly based in either London or Birmingham are now seeking space in Milton Keynes due to its strategic road links and progressive nature.
