Milton Keynes offices acquired in £4 million deal

A large office building in Milton Keynes has changed hands in a £4 million deal.

Avalon House at Saxon Street, Linford Wood, has been acquired by an undisclosed major investor in a deal that took just four months to complete. The 30,284 sq ft two-storey building has two wings of open-plan offices around a central reception area, with 90 parking spaces. 

Matt Bowen, partner and head of commercial agency at Kirkby Diamond in Milton Keynes, and senior surveyor Nick Bosworth acted on behalf of a private investor who decided to sell the property when it recently became vacant.

Matt said: “Avalon House is an excellent office building which represented a wonderful investment opportunity. Properties such as this come on to the market infrequently and we therefore expected a great deal of interest from investors and owner-occupiers and we were not disappointed. We were very pleased to be able to conclude a deal on behalf of our client for the sum of £4 million.”

The property was built in the 1980s and comprises a detached building of steel portal frame construction. Office accommodation includes a number of meeting rooms to the sides of the floor plates. The specification includes raised floors with carpet tiles, plastered and painted walls, suspended ceilings incorporating Category 2 lighting and double glazed uPVC frames. 

It benefits from fresh air handling and comfort cooling. There is a passenger lift located within the reception area, with male and female WCs situated in both ground floor wings and on the first floor. 

The property is located one mile to the north of Milton Keynes town centre, fronting Saxon Street on the western edge of Linford Wood. Saxon Street leads to Monks Way to the north and the A509 in close proximity to the south, both giving access to the A5 and the M1. The property is accessed from Breckland, a road linking Saxon Street and Monks Way.
