‘Perfect hat-trick’ of property deals completed

A hat trick of deals involving industrial, retail and office properties in the East of England has been completed by Kirkby Diamond.

A warehouse unit in Milton Keynes and a shop unit in Leighton Buzzard, both in Bedfordshire, have been sold, while an office building near St Neots, Cambridgeshire, has been let to an international leader in electronic sensors.

Kirkby Diamond senior surveyor Diccon Brearley, based at the company’s Bedford office, completed the trio of deals demonstrating expertise across the logistics, retail and office markets.

The Grainstores – an industrial/warehouse combination of three units with an extensive yard at Crabtree Lane, Wavendon, Milton Keynes – was marketed on behalf of the owner Wards Welding & Fabrication Ltd, whose skilled fabricators are able to undertake all types of welding and fabrication in a range of material, including a range of finishing options.  

The property comprised of three adjoining units and extended to 6,886 sq ft of ground floor workshops, originally with office accommodation in portable cabins. The site area extended to 0.9 acres in total and the premises have been acquired by a private investor.

In North Street, Leighton Buzzard, a 2,496 sq ft prominent retail/trade unit has been sold to carpet and flooring specialists 1to1 Flooring. The unit is very prominently located close to Halfords and has an extensive double frontage, ground floor retail area along with first floor storage. 1to1 Flooring (Est 1968), which already has six branches, has now come to Leighton Buzzard to display its extensive range of carpets and flooring. The company carries all the major brands such as Amtico and Karndean vinyl tiles, Tedd Todd and Woodpecker real wood floors and over 6,000 carpet choices. The branch is undergoing a full refurbishment and should be open for August. 

Meanwhile, in Eaton Socon, St Neots, Cambridgeshire, a high specification office building extending to 2,543 sq ft has been let to Leuze Electronic UK. The property, owned by a private investor, has been let on a 10-year lease with a five-year break. The modern, self-contained premises at Fenice Court, Phoenix Park, offers open plan accommodation over two floors and includes air conditioning, suspended ceilings and LED lights.

Leuze is an international leader in sensors for automation technology whose focus is on industrial applications such as intralogistics and the packaging industry, machine tools, the automotive industry, and laboratory automation.
