Rare office and industrial site changes hands in Dunstable

A modern office and light industrial site in Dunstable has been sold after huge amounts of interest from prospective buyers.

 

Diccon Brearley, commercial agency surveyor, appointed to market the site on behalf of his private client, said it is rare for a site like Simmons House, located on Townsend Industrial Estate, Houghton Regis, to come to market in the area.

 

It meant he was able to amend the basis of disposal from leasehold to freehold and to close the deal quickly.

 

The sale price of the 2,859 sq ft fully refurbished building, which comprises a two-storey office and a detached single-storey industrial building, plus a fully secured gated yard, is not being disclosed.

 

“There is huge demand for premises like this, especially on a freehold basis, but they rarely come to market, so we were able to pinpoint interest from parties that were in a position to progress quickly,” said Diccon.

 

“Because there is such a dearth of property at this size and quality in the area, we could have sold Simmons House several times over. Our client was pleased to have achieved a very good price for it and the buyer was also very satisfied to have acquired such a rare opportunity in an area that is convenient for junction 11a of the M1 and the A5 and for their client base.”
