Overview

Kirkby Diamond were instructed by a national control and automation supplier to provide dilapidations assessments on their head office and further warehouse properties in Milton Keynes, totalling 58,000 sq/ft.  Our Client was keen to fully understand their potential dilapidations liability in advance of engaging with their Landlord.

Our Kirkby Diamond building surveyors undertook a due diligence review of the lease information in advance of inspecting the properties, to assess the tenant’s leasehold liabilities.  We also engaged on behalf of our Client, mechanical and electrical specialists to provide further specialist advice, managing their appointment, instructions, access provision and reporting.

 

Result

By engaging the services of qualified building surveyors, our Client was provided with a clear and realistic assessment of the potential landlord claim.  This information can be entered into their accounts and begin to accrue in advance of the lease termination.  It will also prove to be critical in any negotiations with the Landlord and allow meaningful discussions to be held, even in advance of engaging the services of a professional team.
